What Is the Solar for Apartment Residents Program?
The Solar for Apartment Residents program is a $25 million initiative from the NSW Government. Its aim is simple: make rooftop solar more accessible to people living in apartments by helping owners corporations (strata) fund the cost of shared solar systems.
Traditionally, apartment blocks have missed out on solar rebates due to the complexity of shared roofs and metering. This rebate addresses those issues, encouraging clean energy adoption in medium- and high-density housing.

Who Can Apply?
Applications must be submitted by either:
- The owner’s corporation of the apartment complex, or
- An authorised strata manager acting on behalf of the owner’s corporation.
If you’re a resident or apartment owner, you can’t apply yourself, but you can put the idea forward to your building’s strata committee or property manager.
How to Apply
If you’re a resident:
- Raise the topic at your next strata meeting or contact your strata manager directly.
- Share the program information page and this guide with your committee.
If you’re a strata manager or committee member:
- Check your eligibility using the official eligibility checklist.

Is Your Building Eligible?
There are some pretty loose eligibility rules to take advantage of this, and I’d say 95% of all apartments in Australia would qualify for this rebate.
To qualify for the rebate:
- Your building must be in New South Wales.
- It must be a strata-titled apartment or multi-unit residential building.
- The building must be registered under the Strata Schemes Development Act 2015.
- It must have valid strata insurance in place.
It must not have installed a solar system in the last 10 years.
What the Grant Covers
Funding is paid in three stages:
- 20% upfront upon signing the agreement
- 40% after half the panels are installed
- 40% after installation is complete and final reporting is submitted
The rebate does not cover:
- Replacing old solar systems
- Batteries or storage systems
- Ongoing maintenance costs
